Rising 1,025 feet across 74 stories at 98 Red River Street, Waterline is Texas's tallest building — a supertall that surpasses Houston's JPMorgan Chase Tower by more than 20 feet. Developed by Lincoln Property Company and Kairoi Residential and designed by KPF with HKS, the 2.7-million-square-foot tower combines 252 hotel keys under the 1 Hotel brand, 352 luxury apartments, and 705,000 square feet of office space. Built by DPR Construction, the structure topped out in August 2025, with 1 Hotel Austin opening September 3, 2026. The project integrates with the Waterloo Greenway Confluence along Waller Creek, adding new trail connections and a pedestrian bridge that reconnects the Rainey Street neighborhood to downtown Austin.
