The Waterline is a 74-story, 1,025-foot mixed-use tower under construction in downtown Austin that will become Texas's tallest building upon completion in late 2026. The 2.7-million-square-foot structure will feature 351 luxury apartments, 700,000 square feet of office space, a 251-room hotel, retail, and parking across a 3.25-acre site.
Key project details:
- General Contractor: DPR Construction
- Developers: Lincoln Property Co. and Kairoi Residential
- Designers: Kohn Pedersen Fox and HKS Inc.
- Estimated Cost: $520 million
- Construction Loan: Blackstone Mortgage Trust Inc.
The project uses advanced BIM technology and a sophisticated hoist system with six custom-built cars serving as the primary vertical transportation. The structure features 91 megacolumns ranging from 30 to 53 feet in height, with ground-floor columns requiring over 22,000 pounds of rebar.
The design integrates environmental considerations, including pedestrian bridges over Waller Creek, public access to the Waterloo Greenway, and a $1 million developer contribution for greenway upgrades.
