Rising 1,025 feet across 74 stories at 98 Red River Street, Waterline is Texas's tallest building — a supertall that surpasses Houston's JPMorgan Chase Tower by more than 20 feet. Developed by Lincoln Property Company and Kairoi Residential and designed by KPF with HKS, the 2.7-million-square-foot tower combines 252 hotel keys under the 1 Hotel brand, 352 luxury apartments, and 705,000 square feet of office space. Built by DPR Construction, the structure topped out in August 2025 with the hotel expected to open summer 2026. The project integrates with the Waterloo Greenway Confluence along Waller Creek, adding new trail connections and a pedestrian bridge that reconnects the Rainey Street neighborhood to downtown Austin.
